This condo In the midst of our country’s affordable housing crisis, it’s not only low-income families and individuals who are struggling to make ends meet. Those making a moderate income are often neglected in the discussion of housing, despite the fact that they still can’t afford to own a home. The City of Mississauga recognizes these individuals as the “missing middle” within the housing continuum. Habitat HMD is facilitating the municipality’s vision, where middle-income households are able to move into homes that meet both their budget and lifestyle needs, by introducing this housing option as a way to fill this “gap” that currently exists within the homeownership market. We’re rolling out this option with our newest build partnership with the Daniels Corporation: a condo located within the Arc Condominiums in Mississauga.

Habitat HMD’s GAP Homeownership

Located in the heart of Mississauga at 2520 Eglinton Avenue West, Arc Condominium is the perfect pilot home for our GAP housing launch. The building is a dramatically curved 19-storey tower that rises like a beacon over the city’s skyline.Photo of the kitchen in our GAP housing unit.

The condo is a two-bedroom unit with a den and two full bathrooms. With a full asking price of $680,000, the Habitat homeowner will take out a minimum $400,000* traditional mortgage and Habitat HMD will then carry the remaining $280,000 as a non-paying mortgage with no interest. It will only be payable on the resale and title transfer of the home in the future.** This means that if the homebuyer decides to sell, they would owe Habitat HM the value of the second mortgage. This is to prevent homeowners from “flipping” Habitat homes to make money, ensuring that the property remains affordable.

Around the condominium, a very unique community is beginning to take shape. This visionary, multi-tower and mixed-use community includes residential, retail, office and unique outdoor amenities. It will feature a Courtyard, Plaza and a farmers’ market. On the fourth floor of the condo, you’ll find a full-court gymnasium and state-of-the-art fitness centre.

What is GAP housing?

GAP housing comes from the city of Mississauga’s housing strategy, Making Room for the Middle, which recognizes issues in affordable housing, specifically how they impact middle-income households. The goals and actions within their strategy are “bold and innovative. It acknowledges the limitations of a second-tier municipality, but defines the actions (they) can take.”

A key issue the strategy identifies is that affordable housing is in short supply for middle-income households. As a prominent housing provider for affordable homes within the city, Habitat HMD’s GAP homeownership option will help to tackle this issue, head-on.

After all, we’re all human and we believe that every human deserves a place to call home and the opportunity to build a better future for themselves.

Who is GAP housing for?

GAP housing is specifically targeted to help families and individuals making a moderate income, which is between $60,000 to $120,000 (no more, no less). In Mississauga, hundreds of thousands of individuals fit within this range. It could be your neighbour, your brother-in-law or your best friend, but those within our community are struggling to attain their dreams of homeownership. With this housing option, we’re able to help bridge this gap and give families and individuals the helping hand they need to build themselves a better future.

Interested applicants must be able to qualify for a minimum $400,000* traditional mortgage with a mortgage broker**. They must also be able to pay a minimum down payment of $35,000 and a closing cost of approximately $13,175.
