Your Gross Household Income must be sufficient to cover the cost of homeownership for the specific project. Income requirements vary based on project type, unit size, additional costs (such as condo fees), and location. We aim to set our families up for success!
Gross Household Income includes the combined gross income of the applicant and any co-applicants. It also includes Canada Child Benefits (CCB) for children under 12 years old in the household.
Example:
Alan earns $45,000 annually as an Auto Mechanic, and his wife Catherine earns $25,000 as a part-time hairdresser. They receive $10,000 in CCB, bringing their total household income to $80,000.
Habitat HMD does not give away homes. Families pay a mortgage geared to their income. Partner families are chosen based on three criteria: willingness to partner with Habitat, need for affordable housing, and ability to pay a Habitat mortgage.
Common reasons for not meeting the criteria include insufficient Gross Household Income, mismatch between family size and available units, or less than two years of stable employment.
Yes, you are welcome to re-apply as new opportunities arise. We select families on a project-by-project basis as units become available. Please note, we do not maintain a waiting list. Unsuccessful applications are kept on file for three months.
Unfortunately, in-person applications or submissions are not possible. Our process starts online. If you don’t have internet access, visit a public library or community/employment center near you.
Applicants must demonstrate the ability to carry the cost of homeownership, including mortgage, property taxes, insurance, utilities, and maintenance. Social assistance alone is insufficient under our guidelines. Employment income is required to ensure affordability and success.
The application process typically takes 2-4 months from completing the eligibility questionnaire to approval. The period from approval to occupancy varies from 3-24 months, depending on the project.
Yes, you can apply if you’re on parental leave. If your return date is within six months, we use 100% of your stated salary. If it’s beyond six months, we use 60% of your salary. Documentation from your employer is required.
We make homeownership affordable by requiring no down payment and using a two-mortgage model:
While no down payment is required, families must cover closing costs such as legal fees and land transfer taxes. We also assist with securing first-time buyer loans where possible.

When you’re ready to move on, Habitat HMD buys your home back. You’ll receive a share of the equity accrued, which can be used for purchasing a home on the open market or other meaningful goals.
Priority will be given to families with children under the age of 16. Habitat’s housing program is best suited for families with children, as we focus our investment on breaking the cycle of poverty and creating the best generational impact. However, we welcome families of all sizes and types.
